Creative Construction & Development Ltd case studyCreative Construction & Development Ltd is currently borrowing in excess of £1m through BuildStore for their exciting new development in Twyford, Reading.  This will be their second project funded through BuildStore and Vince Holden, Creative Construction and Development’s Managing Director says the main reason for them returning is the efficient way Buildstore’s development finance team dealt with his case.

The initial project was on the site of an old gatekeeper’s cottage, situated beside a local golf course.  Creative Construction & Development demolished the building and built two semi-detached houses.  The cottage also had two barns in its grounds which the company refurbished into two properties.  BuildStore provided the ideal funding for this kind of development and Vince was more than happy with the results.

The current development has just got underway and they plan to have it finished within eight months.  It consists of a large plot with an existing house on it which will be demolished and replaced by two four-bedroom detached houses.  The plot cost £660,000 and the development of two houses will cost £528,000.  The company are putting £200,000 of their own funds into the project and estimate the end value to be £1.45 million, giving them an overall profit of £250,000.

Mr and Mrs Cannon, Cornwall

Mal CanonMal Cannon and his wife Marian spent six months on their last development project and are now underway with their next development.  Mr and Mrs Cannon approached BuildStore about development finance after completing a self build project through BuildStore because they were delighted with the service they received and wanted to use our in-house financial expertise to assist them in making the maximum profit from their challenging development.

The property they chose to re-develop was a four-bedroom detached house on the outskirts of Redruth in Cornwall incorporating a former general store.    Planning permission was already in place to turn the building into four flats when the Cannons made an offer on the property.

With a purchase price of £255,000 and development costs of £135,000, the Cannons required finance to fund the development.  Mr Cannon contacted the specialist property development finance team at Buildstore and one of the experienced development finance specialists dealt with their case from start to finish.  A development proposal was put together with Mr Cannon’s input and presented to the recommended lender.

Mal and his wife only had around £25,000 cash to put into the project but did have other assets and required a loan of £365,000.  The development finance recommended was an exclusive scheme Buildstore has with a major UK bank where a borrower’s other assets can be used as security, increasing the percentage of the purchase and developing costs which the lender will advance.

Six months on and with the development completed both Mal and his wife are delighted with the results.   All four flats are on the market and they look to make a substantial profit of £400,000!

Mrs Mapplebeck, Cleveland

Mrs MapplebackCatherine Mapplebeck enjoys buying rundown properties, bringing them back to life and selling them on.  Mrs Mapplebeck’s most recent renovation project was a three-bedroom semi detatched house in Redcar, Cleveland which required lots of care and attention including, damp-proofing, rewiring, new windows, heating installation, plumbing work and re-decoration of the entire house plus a new kitchen and bathroom.

The total project cost £154,000 which included buying the property for £134,000 and Mrs Mapplebeck put £20,000 of her own funds in.  To maximise her profit, Mrs Mapplebeck bought her materials using a Buildstore Trade Card which got her greater discounts than she had been able to obtain previously and at the end of the five month project the house was sold for £185,000, giving a profit of £30,000.

Mrs Mapplebeck had carried out several renovation projects in the past but decided to contact the development finance team at BuildStore after hearing excellent reports about the team’s flexible approach to different projects.
