Garage and garden 'worth 20%' of house value

The value of a home can be as much as a fifth higher if it has a garage and garden, surveyors and property consultants Cluttons has stated.

Partner Alex Upson said that this was true not just in cities such as London but in the countryside as well, where a house without a garden was "impossible to sell".

He added: "Even if people are not gardeners they want a decent-sized garden. If we look at garaging as well, garages and gardens make up about 20 per cent of the value of a reasonable property."

Mr Upson's comments may be of interest to those interested in the self build of their own home, as these aspects may determine the value of the property if and when the owner decides to sell it on.

In addition to his comments about gardens and garages, Mr Upson said that those looking to build a conservatory onto a house should ensure it takes up less than 40 per cent of the potential garden space, as anything more will start to detract from the added value provided by the garden.

A survey by Zoomf.com found that Londoners were willing to pay 10.8 per cent more for homes with gardens and 7.5 per cent more for a house with its own parking space.
