The best value home development projects in Britain differ according to their location and the style of the property involved, according to a new report.

Research by GE Money Home Lending, shows that it is loft conversions which reap the largest rewards in populous, metropolitan areas such as London and the south-east. In these parts lost conversions can add as much as £44,500 to a property's asking price.

However this isn't the case in northern areas such as Yorkshire where it is conservatories which overlook open spaces that add the most value. Other trendy home renovation projects such as installing decking into gardens really depend on where the property is located.

"At a time of year when many are planning to improve the value and desirability of their homes, it is important that consumers appreciate and establish DIY and renovation tasks which will add the most equity to their particular home," said Giacomo Gigantiello, from GE Money Home Lending.

According to the report, converting a loft adds an average of £22,300 to the selling price of a home, while building an extension adds about £19,271.
