''Lucrative returns'' for self-built homes

Self-building a property can be a potentially lucrative endeavour as many bespoke homes reach far higher prices in the property market than non-self-built homes, according to one expert.

A home''s value is dictated by what else is available on the market so a self-built house with an exquisite design or made from top notch building materials can fetch a premium over mass-developed, standard homes in the same area.

Prime locations or unconventional designs can raise especially high prices, according to John Slaughter who is the director of external affairs at the Home Builders Federation which is the principal trade organisation for private sector house builders in the UK.

Mr Slaughter said: "It would really very much depend on how a particular self build property compares to what is generally available on the market; whether in those terms it would be seen as a premium product.

"If you''re talking about individually designed homes on nice plots, then maybe you would expect that. Because it is a kind of bespoke, potentially high value product," he added.
