New builds getting dearer and smaller

Yet another reason to build your own property rather than looking for one on the market is that new homes are getting smaller, according to new research.

The Office of National Statistics says that two-bedroom properties have replaced four-bedroom properties as the most common type of new build.

They are also being built closer together than ever before as demand for homes soars due to people living alone in greater numbers.

There are now an average of 48 homes to 110 homes on every hectare of land in London which may be a factor in the rise of complaints over noisy neighbours as property owners battle with loud dogs barking nearby or music played noisily close to their back garden.

While homes are getting smaller, it seems this shrinking is not being reflected in the prices paid for them. The average price of a property went up six per cent from 2004 to 2005.
