In a spot of good luck for DIY enthusiasts it seems that not all renovation work needs planning permission, according to property experts.

There are a large number of renovation projects that can be taken on without planning permission as long as you don''t live in a listed building or a conservation area, according to a spokesperson from the Royal Institution of Chartered Surveyors (Rics).

However to be on the safe side it is always worth checking with the local planning office before doing work and making sure that you seek building regulations approval.

The spokesperson said: "Planning permission is the responsibility of the local authority. It is permission to erect or extend a building.

"Things like adding on a new storey, or conservatory extension will usually require planning permission."

This is mainly done on a size basis so if total additions to the home are more than 70 cubic metres then you will need to get permission. However other actions like refurbishing interiors or landscaping the garden do not require permission.
