Renovators 'should bear in mind price brackets'

Britons looking to renovate their home in order to add value should bear in mind their property's existing price bracket before embarking upon such home improvements, according to one organisation.

The National Home Improvement Council (NHIC) has said that while such renovations can add value to a property - a recent study by Halifax found that homeowners expect to add £5,000 in value through each project - renovators still had to be careful.

Further to common errors such as the use of incorrect styles that may actually have a negative effect on the price of the property, other improvements may also prove redundant once the home is on the market, NHIC has said.

"Renovations or extensions can improve the value of the property - [but] you have got to be careful not to off-shoot the value of the property in the area that you're living," commented NHIC spokesperson Andrew Leech.

"It's all very good spending £75,000 on an extension to a house which is in the region of £250,000 to £300,000 and when you come to sell you can't do so for the added value," Mr Leech warned.
