Win over planning officials with modern designs

When you are designing a stunning modern home it can be slightly more difficult to get planning permission but often contemporary designs get more leeway than traditional ones.

This is because they often incorporate green building practices and energy-saving technology that is favoured by planning officers despite the architecture perhaps being out-of-keeping with other properties in the local area.

When applying for planning permission there will be a part of the application form called Design and Access Statement and this is where you should justify your home''s unique design by waxing lyrical on its positives.

Talk about its low-carbon emitting status, its energy-saving devices, architectural attributes and the sustainable building materials used in its building to get a favourable reaction from planning officials.

Authorities want to see that you have planned for the building thoroughly and taken on board lots of advice so write about this when you apply."

According to Homebuilding & Renovation magazine, some sensitive areas such as Conservation Areas actually prefer a contemporary self-build to more traditional, generic designs.
