How does a self or custom build mortgage work?

With a self or custom build mortgage the money is released in stages, rather than as a single amount. This type of mortgage is known as a stage payment mortgage.

With self build, at each stage of your project, as the value of the build increases, the lender will release a percentage of your overall funds.

With custom build, the stage payments are tailored around the specific stages and payment schedule of the development. Depending on your build option, you could have 3 or 4 stage payments or only 2 at the purchase of the land and completion of the build.

Is there more than one type of stage payment mortgage?

BuildStore has developed two unique mortgage packages which are designed to suit the very specific needs of self and custom builders. They are defined by when funds are released to you during the build process (in arrears or advance) and are tailored to suit both your income and the stages of your project.

The Accelerator mortgage (where you receive the funds in advance) was created by and is exclusive to BuildStore.

The type of stage payment mortgage you will require and the specific stages will depend on your income and which building option you choose at Graven Hill.

How much can I borrow?

With a self or custom build mortgage from BuildStore, you can borrow up to 95% of the cost of your plot and up to 95% of the cost of your build, either in arrears or advance of each stage of your build. These higher percentages make it possible to stay in your current home, while your new home takes shape, so you can avoid the upheaval and expense of moving into temporary accommodation.

There are three build options available to reserve at Graven Hill at the moment, with more becoming available later in the year.

Golden Brick Detached Home

Buying a Golden Brick package at Graven Hill is a simpler way to design and build your own home. The below ground works are taken care for you and the price includes additional benefits.

While all projects differ, the typical stages will likely be as follows.

• Land Purchase at Golden Brick
• Wall Plate / Frame Erected
• Wind & Watertight
• First Fix & Plastering
• Second Fix & Completion

A BuildStore adviser will tailor your mortgage and cashflow to suit the specific stages and payment schedule of your build. With this build option, you will purchase the plot at ‘Golden Brick’ with the foundations, drainage, substructure walls, ground floor slab and on plot connections for utilities completed.

Your first stage payment will be released for the plot purchase with the remainder in stages as your build progresses.

Golden Brick Pocket Plot

Pocket Plots are the most affordable way to build at Graven Hill as plots start from just £99,500. The plots can accommodate a two or three bedroom detached house and are designed to appeal to those who really want to go down the true self build route, but have a limited budget.

Similar to Golden Brick Detached Home plots, the below ground works are taken care for you and the price includes additional benefits.

While all projects differ, the typical stages will likely be as follows.

• Land Purchase at Golden Brick
• Wall Plate / Frame Erected
• Wind & Watertight
• First Fix & Plastering
• Second Fix & Completion

With this build option, you will purchase the plot at ‘Golden Brick’ with the foundations, drainage, substructure walls, ground floor slab and on plot connections for utilities completed.

Tailored Finish Terrace and Coach House

For those who want to have more choice over the interior layout and finish of their home and seek the certainty of cost and quality of build allowing experts to carry out the construction work on their behalf then tailored finish terrace and coach homes will provide an ideal solution.

While all projects differ, the typical stages will likely be as follows.

• Land Purchase at Golden Brick
• 1 or 2 build payments at Shell and/or Completion

A BuildStore adviser will tailor your mortgage and cashflow to suit the specific stages and payment schedule of your build. With this build option, you will purchase the plot at ‘Golden Brick’ with the foundations, drainage, substructure walls, ground floor slab and on plot connections for utilities completed.

Your first stage payment will be released for the plot purchase with the remainder as you reach the shell and completion stages.

Right to BuyFirst time buyers opting for the Tailored Finish option can now access the Government’s Help To Buy Scheme.

With a Help to Buy: Equity Loan the Government lends you up to 20% of the cost of your newly built home, so you’ll only need a 5% cash deposit and a 75% mortgage to make up the rest.

You won’t be charged loan fees on the 20% loan for the first five years of owning your home.


Future phases of the site will include Shell Build Terrace & Mews Homes, Shared Ownership & Rental options and Apartments.

Your home may be repossessed if you do not keep up repayments on your mortgage.

For arranging self build and custom build mortgages we charge a fee of £695.
£95 is payable on application and a further £600 on offer of a mortgage. 
For all other mortgages we charge a fee of £395 which is payable on offer.
